The Site Lead/Building Maintenance Technician will complete required PM and repairs on the client’s facility equipment. Job Title: Site Lead/Building Maintenance Technician Job Summary: EMCOR Facilities Services has an immediate opening for a Site Lead/Building Maintenance Tech in Silver Spring, MD. . High quality standards is a must. The candidate must be able to work in a team environment and possess good oral and written communication skills, professional appearance, and good attitude required. Must be self-motivated and a self-starter. Essential Duties and Responsibilities:
•
Must learn, clearly understand, and execute the Contract language (between Customer and Emcor).
•
Must assure that all Customer required training (Safety, Food Safety, Environmental, Quality) requirements for the Site Lead are met and completed in a timely manner.
•
Must assure that all Emcor training (Safety, Food Safety, Environmental, Quality) requirements are met and completed in a timely manner.
•
Must learn costing structure (fixed cost pm, variable cost activities) so that Customer is charged appropriately.
•
Must have the ability to effectively assess those tasks that Site Lead is not qualified/licensed to perform and that would require contractors who have such qualifications.
•
Must maintain a cordial and professional relationship (at all times) with the Customer and their employees, and, those personnel whom are contracted to work for this Customer.
•
Must always abide by ethical actions and behavior.
•
Must assure compliance with all related regulatory (federal, state, local) requirements.
•
Performs preventive maintenance activities within the facility and grounds, adhering to written instructions. PM activities include measurement of wear, replacement of expendables (i.e. belts, hoses, fluids, filters, etc.) and inspection/evaluation of operating characteristics such as speeds, pressures, vacuum, or vibration.
•
Utilizes Customer required documents/forms, in order to execute specified activities (such as eyewash inspections, etc.)
•
Analyzes findings during PM activities, and recommends changes to PM content ,based upon findings.
•
Documents PM activities within the CMMS.
•
Completes assigned work orders, and, documents completion within the CMMS, all within a timely manner.
•
Completes repairs on all assigned HVAC, mechanical, electrical, plumbing and other equipment.
•
Completes general building repairs, including repair and painting of walls, doors, floors, etc.
•
Completes repairs to plumbing system including fixing leaks and stoppages, repairs or replacement of sinks, piping, valves or drains.
•
Repairs and maintains controls, lighting, and electrical distribution systems.
•
Replaces lighting components, ceiling tiles, and grid throughout the buildings.
•
Performs shift “rounds” using a checklist to document performance characteristics (i.e., operation modes, pressures, temperatures, RPM, etc.) of facility systems and equipment.
•
Communicates directly with the customer in assuring that all aspects of a work request are understood, what parts must be ordered, or that requested completion date will be delayed for any reason not discovered during the conversion of the work request into a work order.
•
Diagnoses malfunctioning apparatus such as HVAC systems, motors, motor starters, MCC panels, MCC circuits, variable frequency drives and lighting fixtures and replaces damaged or broken wires and cables.
•
Maintains building lighting, parking lot lighting, lighting contactors, emergency lights/exit lights, 120-volt outlets, photoelectric eyes for exterior bldg, lighting and lighting contactors that are controlled by the energy management system.
•
Performs minimal PM inspections & repairs on dock equipment - Overhead doors, dock levelers, dock locks and seals.
•
Maintains a safe and clean work area. Demonstrates basic safe work practices, based upon company and customer policies and procedures.
•
Coordinates/manages sub-contractors (to include safety, environmental, food safety requirements) who will be onsite to perform services. Manages all licensing/insurance requirements for all contractors under Site Lead direction. Education: HS diploma or GED equivalent; Vocational Tech, Trades School or Military Occupational Specialty preferred. Qualifications:
•
Minimum of five to seven years mechanical experience, including HVAC, mechanical, electrical, plumbing, is required, or, equivalent combination of training, education, and experience.
•
Three to five years’ facility maintenance experience.
•
Valid driver’s license .
•
Experience and ability to effectively utilize computers, and Management Systems software/apps.
•
Ability to read and comprehend simple instructions operating and maintenance instructions, and memos. Ability to write routine reports and correspondence. Ability to effectively present information in one on-one and small group situations of customers, clients and other employees of the organization.

LANGUAGE SKILLS Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or associates of an organization.MATHEMATICAL SKILLS Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.REASONING ABILITY Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
