Pay: $81600 - $118300 / year (hourly position)
Schedule: M-F; day shift; on-call 1 week / month
Location: Meta Campuses | Austin, Texas (3 downtown, 1 in Pflugerville)
Assist the Engineering Management with direction of trade specific maintenance for applicable mechanical systems. Leads Engineers in the troubleshooting and repairs of critical system failures, limiting operational down-time, and re-establishes building services. Acts as building systems expert in recognizing deficiencies in current systems. Understands and explains the impact of implementing changes to current systems and new installations.

Job Overview
Leads the Engineering team in day to day operations, leads by example, and fulfills the role of training Engineers, and support operational engineering duties as the needs of the property and client require.
Job Functions
With direction from Engineering Management, the Trade Engineer trains, directs, and provides quality control for the following:
•Maintaining and developing operation logs and files, where appropriate, to include, but not limited to; chemical consumption logs, other equipment, and operation inspection logs specific to the property
•Analyze existing systems and operation and develop preventative maintenance strategies
•Identifying potential problems areas and notifying the stakeholders in a timely manner
•Monitoring processes, workers, methods, and develops plans for increased efficiency
•Conducting and developing best practices
•Coordinating with Manager, Engineers, and Apprentice Engineers to ensure quality services are completed on schedule
•Performing quality control on all projects, writing reports, and making recommendations for improvement
•Coordinate with cross functional teams
•Create and implement system specific Standard Operating Procedures (SOP)
•Generate and assist in execution of Method of Procedure (MOP)
•Assist with critical system shutdown and start-up
•Provide prompt and courteous response to tenant requests within the guidelines set forth by JLL
•Maintain ethical, professional, and courteous relations with contractors and tenants
•Demonstrate full competency in all current JLL and property emergency procedures including but not limited to:
•Assist with directing building occupants with evacuations
•Assist with bomb searches
•Assist with life safety system alarms
•Assist emergency authorities and response teams
•Utilize fire alarm and life safety systems at assigned property and make adjustments and changes as needed
•Adhere to all JLL and property policies and procedures and perform all duties in a safe manner and help ensure compliance with city, state and federal safety and environmental laws, codes, standards, and regulations.
•Actively participate in required training activities and seminars
•Apply knowledge of how each of the components in the building systems relates operationally to one another and modify and/or install new system(s) as needed
•Identify potential causes for failure of a system(s) and prioritize repair process
•Ability to efficiently handle and coordinate multiple tasks and project assignments
•Interact with employees, visitors, and contractors with poise and diplomacy
•Maintain calm demeanor in emergency situations
Job/Skill Requirements:
•Ability to support the Engineering team during planning, design, development, installation, maintenance, and troubleshooting processes
•Perform general repairs, maintenance, and replacement of building components including, but not limited to; building fixtures, plumbing, electrical and A/C controls (CRAC, split units, boilers, chillers)
•Ability to function autonomously
•Interpret instructions in written, oral, and diagrammatic or schedule form
•Possess initiative to assume additional responsibilities
•Advanced competence with a variety of software including MS Word, MS Excel, MS Outlook, and other requested software programs
•Communicate effectively both verbally and written
•Read and use all types of testing equipment, analog digital multi-meters, pressure and temperature indicating and recording devices, air flow measuring devices, and leak detection devices
•Knowledge and proper use of basic hand tools (i.e. socket sets, wrenches, pliers, screwdrivers, saws, and hammers, etc.)
•Understand correct usage of power tools, drill motors, saws, grinder, impact wrenches, etc. (pneumatic, electric or engine drive)
•Read and understand a variety of instructions, including equipment instruction manuals (including written, oral, or schedule forms)
•Perform mathematical computations related to building operations for problem solving building comfort and operation issues
•Display computer efficiency to adapt to changing requirements within the engineering programs
•Understand correct usage and donning of all Personal Protective Equipment (PPE)
Experience Requirements
•5+ years of experience as a Building Engineer, HVAC tech or equivalent facilities technical trade
•EPA Universal certification
•Programmable Logic Controller (PLC) experience preferred
•Demonstrated diplomatic supervisory skills and ability to influence other engineers
•Worked within lab and cleanroom environments preferred
•Experience working within high stress and demanding environments
•Coordinated and maintained relationships with vendors for work execution and quality control
Educational Requirements
•High school diploma or equivalent
Working Environment
•Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and holidays
•Work overtime as business needs deem appropriate
•Willing to be on call in a rotational schedule
•Emergency response to limit operational downtime
