The Facility Operations Engineer (OE) supports operation, inspection, and maintenance processes to mechanical, electrical, and plumbing equipment and systems in assigned facilities. Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, HVAC, etc.
Responsibilities
•Utilize JLL’s Corrigo CMMS to manage the completion of all preventative and corrective maintenance assignments.
•Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required.
•Monitor Central Plant/BAS systems and respond to alarms; escalate issues as needed.
•Ensures that work performed is accomplished efficiently with a minimum amount of disruption and inconvenience.
•Effectively executes work tasks in the preventative maintenance program.
•Specific duties include but are not limited to scheduling of preventative maintenance with a minimum disruption of building services, performing preventative maintenance tasks, maintain parts and equipment required for repair, maintenance and installation of new equipment and facilities, and maintains inventory.
•Recommends and estimates facilities repairs and improvements for inclusion in the annual budget.
•Completes all training and participates in skill growth programs such as cross-training.
•Escorting vendors onsite to perform routine preventative maintenance or repairs.
•Must be willing and able to support any after-hours building related activity as required.
•Ensure that work is performed efficiently with a minimum amount of disruption and inconvenience to the facility.
•Maintain related records concerning time, labor, and materials; maintain log of tasks performed and write reports as required.
•Maintains a clean and safe working environment.

•Basic record-keeping techniques.
•Recognize danger and safety hazards, complete hazard assessments and propose methods to eliminate them.
•Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
•Maintain compliance to State, County, or City Ordinances, Codes, or Laws. Must complete all required safety trainings as scheduled.
•Complies with all policies for the safe storage of material and supplies, usage, and disposal of hazardous and non-hazardous materials.
•Practice Defensive Driving always
•Performs additional duties as requested.
•Must be willing to cross train with other engineering functions withing the organization.
Education and Experience
•High school diploma or equivalent required
•Completion of an applicable technical training program is strongly preferred.
•Minimum of five years of applicable working experience in general building repair and maintenance.
•Special knowledge and skills - Experience with HVAC, fluid handling/pumping, fluid filtering, mechanical systems.
CERTIFICATIONS AND LICENSES
•Valid U.S. driver’s license with a clean driving record.
•CoH Boiler Operators license if operating site with Boilers (level according to site BTU)
KNOWLEDGE, SKILLS, AND ABILITIES
•Perform skilled mechanical maintenance duties in the inspection, repair, installation and alteration of heating, ventilation, air conditioning and refrigeration systems and related equipment and facilities.
•Perform preventive maintenance and routine servicing of equipment.
•Diagnose defects, and install, repair, and maintain heating, ventilating, refrigeration, and air-conditioning units.
•Operate specialized machinery, equipment and tools utilized in the repair, installation and maintenance of heating, ventilation, air conditioning and refrigeration systems.
•Communicate effectively both verbally and in writing.
•Understand and follow oral and written directions.
•Work cooperatively with others.
•Work independently with little direction.
•Meet schedules and timelines.
•Maintain routine records and prepare reports.
•Good interpersonal and communication skills are a must.
•Utilize JLL’s Corrigo CMMS to manage the completion of all assignments.
•Ability to comply with both JLL and client-directed Policies & Procedures.
•Successful candidate must be self-motivated who can work independently or on a team.
•Must have basic knowledge of Microsoft Outlook and internet usage and navigation.
•Must possess and maintain a valid state driver’s license and pass MVR check.
•Attain required license/certification for specific job functions given by manager.
PHYSICAL WORK ENVIRONMENT/REQUIREMENTS
This position requires frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead, including:
This position requires the individual to frequently work at heights, work in changing environmental temperature extremes, lift move and/or carry heavy (up to 40 pounds) objects and to do all these duties in a safe manner. The individual is responsible for site safety, including the issuance, inventory, and compliance control of Personal Protective Equipment, consistent with OSHA regulations and Jones Lang LaSalle Team Safety Policies
